Kiser Group Brokers Fifth Consecutive Sale of 65-Unit Sheridan Park Apartment Building
Kiser Group Directors Jacob Price and Katie LeGrand facilitated the sale of the 65-unit apartment building located at 4601–17 North Dover Street in Chicago’s Sheridan Park neighborhood. The transaction marks the fifth consecutive sale of the property within a brokerage history spanning nearly three decades involving Kiser Group brokers.
The property first traded for $1.85 million in 1998, followed by sales in 2000 ($3.2 million), 2007 ($7.36 million), and 2020 ($12.5 million). Most recently, the property sold on July 14, 2026, for $16.325 million after generating multiple offers before being acquired by a buyer completing a 1031 exchange.
The Arts & Crafts-style courtyard building consists of 65 apartments, including three studios, 45 one-bedroom, one-bath units, 14 two-bedroom, one-bath units, and three three-bedroom, two-bath units. The property was fully occupied at the time of sale and features modernized apartment interiors with stainless steel appliances, granite countertops, hardwood flooring, in-unit laundry, high ceilings, and modern flat-panel wood cabinetry. Approximately 75% of the apartments also include private balconies.
