Kiser Group Closes $5.2M Sale of 120-Unit Multifamily Portfolio in Milwaukee’s Near West Side — 2025’s Largest Multifamily Transaction in the Neighborhood

Kiser Group is pleased to announce the successful sale of a 120-unit multifamily portfolio in Milwaukee’s Near West Side, brokered by Advisor Luis Robles. The portfolio closed on March 28th, 2025, at a final sale price of $5,200,000, following its launch to market on November 1st, 2024, with a projected asking price of $5,900,000.

The portfolio included four properties strategically located in the Near West Side neighborhood at:

  • 2848 W Wells St
  • 2929 W Wisconsin Ave
  • 2635 W Juneau Ave
  • 2625 W Juneau Ave

At 93% occupancy, the properties immediately attracted attention from local investors, particularly the buyer—who already owns a significant number of nearby assets and is aggressively expanding their market share in the area.

“This portfolio offered a rare opportunity to acquire scale in a transitioning submarket,” said Robles. “The buyer saw tremendous upside in renovating the units and improving rental income.”

The Near West Side of Milwaukee has recently been gaining investor momentum, fueled in part by the proposed state office complex at 27th and Wisconsin. This development is expected to further stimulate neighborhood revitalization, attract new businesses, and increase demand for updated housing.

Notably, this deal represents the highest-volume multifamily sale in the Near West Side for 2025, emphasizing both the strength of the local market and Kiser Group’s growing presence in Wisconsin.

“This is a value-add play with long-term upside,” Robles added. “As the area continues to develop, we anticipate strong performance from assets like this that are positioned for growth.”
