Kiser Group’s Birk | Sklar Team On Track to Break Transaction Record in 2022

As the Birk | Sklar Team approaches the end of Q2 and the halfway mark of 2022, they are on their way towards another record-breaking year. With 43 properties sold, totaling over 550 units, the team’s partners Noah Birk and Aaron Sklar detail their success from the first six months of the year. 

The Birk | Sklar team closed 73 deals in 2021, and is on track to beat that record this year. Noah Birk attributes this success to the team’s close relationships with property owners. “When the demand from buyers is as high as it is, we’re able to point them towards a seller that we’ve cultivated a decade-long relationship with,” said Birk. Aaron Sklar adds that “there’s been no shortage of hungry investors looking to buy, and an equal amount of sellers looking to part with their assets.” 

In addition to their relationships with property owners, current market trends have aided in the team’s 2022 success. “Even with rising interest rates, the demand for cash flowing assets is at an all time high. The combination of high demand and low supply has continued to yield record setting sale prices,” said Birk. 

Out of Birk | Sklar’s 43 transactions this year, Aaron Sklar sees 7600 South Shore Drive as an outstanding transaction. “Chicago’s South Shore has continued to command an incredible demand, and assets on South Shore Drive are rare, prestigious, and almost always generate a higher than average sales price,” he said. The property at 7600 South Shore Drive comprises 39 units, and sold for $2.7 million in early Q1. 

Though the team has seen immense success in both 2021 and 2022, the partners recognize the differences between this year and last year’s success. The team has grown by four additional associates, led by Senior Associate, Justin Turner. “While we continue to dominate Chicago’s South Side in terms of number of transactions and sales volume, we’re actively reinvesting in retaining and bringing on new talent,” said Sklar. “Each of our new associates have played a huge part in helping our team have a record breaking first half of the year,” said Birk. 

The Birk | Sklar team sees no slowing down in 2022. “With an impressive inventory of listings and contracts in escrow, our pipeline continues to expand throughout the south side while capturing more and more market share of Chicago’s west side,” Sklar said.
