Kiser Group’s Seniors Housing Team Builds on Active 2026 Amid Rising Investor Demand

As occupancy strengthens and new development lags demand, seniors housing is attracting capital well beyond its traditional buyer base, and Kiser Group’s Seniors Housing team has spent 2026 connecting those investors with opportunities across the region and beyond.

The firm’s increased focus on seniors housing reflects both the sector’s long-term fundamentals and growing interest from Kiser Group’s existing investor network, including multifamily owners, family offices, and private equity firms seeking diversification and yield.

That demand led Kiser Group to bring on Mark Myers as Partner one year ago to help lead and grow the firm’s Seniors Housing practice. Myers brings decades of experience spanning seniors housing brokerage, operations, asset management, and institutional real estate investment, complementing Kiser Group’s established relationship-driven brokerage platform.

“Each type of seniors housing—active adult, independent living, assisted living, memory care, or skilled nursing—brings unique operating components that create a higher barrier to entry than traditional multifamily,” said Mark Myers, Partner at Kiser Group. “However, with the silver tsunami driving demand, existing seniors housing properties are averaging 90% occupancy, while there is not enough development in the pipeline to meet that demand. This dynamic is attracting new investors to what has traditionally been a specialty market.”

As the practice has grown, Kiser Group has continued to invest in specialized expertise. Most recently, Brooks Barton joined the firm as Director, further strengthening the Seniors Housing team’s ability to advise clients across the sector through his extensive experience in seniors housing operations and investments.

“The seniors housing market requires a nuanced understanding of healthcare, operations, and demographics,” said Brooks Barton, Director at Kiser Group. “Understanding both the real estate and business potential is critical to getting deals done, especially amid constrained new development and evolving capital strategies.”

2026 Kiser Group’s Seniors Housing Transactions

Notable transactions include:

  • Connect Olathe is a 132-unit active adult 55+ community that sold for $26.5 million (13350 S. Greenwood Street, Olathe, Kansas)
  • St. Francis Woods is an 80-bed Medicaid supportive living facility (SLF) that sold for $23 million (3507 N. Molleck Drive, Peoria, Illinois)
  • Sugar Grove is a 157-unit seniors housing facility that sold for $21.5 million (5865 Sugar Lane, Plainfield, Indiana)

“We’ve had an active year because we understand the regulatory complexities, staffing dynamics, and operational challenges that make seniors housing a distinct asset class,” said Myers. “Our relationships with regional operators, national REITs, and private equity groups allow us to connect sellers with the right buyers—and vice versa—based on long-term goals.”

2027 Outlook

The Seniors Housing team expects the forces driving the market in 2026 to carry into—and potentially accelerate during—2027.

“There’s capital that wants to be in the sector, there’s a growing need for seniors housing, and there’s limited new product coming online,” said Myers. “Those dynamics create opportunities for owners, operators, and investors, and they also make experience and execution increasingly important.”

For Kiser Group, that outlook reinforces the rationale behind growing the team now.

“Our goal isn’t simply to do more transactions,” said Lee Kiser, Principal and Designated Managing Broker at Kiser Group. “It’s to build the team clients want beside them when they’re making decisions about these assets. Seniors housing is a business, it’s real estate, and it’s ultimately about the residents and operators inside these communities. You have to understand all three, and fortunately, our team does.”

Kiser Group’s Seniors Housing team includes Mark Myers, Brooks Barton, Andrew Smart, Brogan Kelley, and Ethan Stratman, and the firm plans to continue growing the team.
