Associate Spotlight: Q&A with Joe Caiola

Joe Caiola, part of the Midwest Team, combines sharp analytical skills with a hands-on approach to multifamily investment sales. From underwriting to market research, Joe plays a key role in helping clients make informed decisions.
Q: How did you get started in real estate, and what drew you to Kiser Group?
Joe: I’ve always been drawn to numbers and strategy, so multifamily investment sales felt like a natural fit. Kiser Group stood out because of the team’s reputation for collaboration and mentorship — it’s the kind of environment where I can contribute immediately while continuing to learn from some of the best in the business.
Q: What’s a day in your life like as an Associate at Kiser Group?
Joe: No two days are the same. I might start by analyzing a new property, then pivot to reviewing market data or preparing financial models for a potential sale. The work is a mix of deep analysis and hands-on problem solving — and, of course, keeping up with emails and calls to keep deals moving.
Q: What do you enjoy most about your role?
Joe: I love being part of the puzzle-solving process. Every property is different, and helping the team figure out how to position it in the market is incredibly satisfying. There’s also something rewarding about seeing your analysis and research translate directly into client decisions and successful transactions.
Q: How do you stay on top of market trends?
Joe: I stay on top of market trends by continuously tracking sales comps, rent growth, cap rate movement, and new supply across our Midwest markets, while monitoring local economic drivers and municipal developments. I also stay closely engaged with brokers, owners, and lenders to understand real-time buyer sentiment and underwriting assumptions, and I regularly analyze internal deal data to identify emerging trends before they fully surface in the market.
Q: Outside of work, what keeps you balanced?
Joe: Golf is my go-to for clearing my head, but I find myself more frequently going for a jog along the river or playing in a pickup basketball game during the winter months. I also make it a point to spend time with friends and family — those moments are what recharge me for the next big project.
