Kiser Group Facilitates $31.5 Million in Multifamily Transactions Across Prime Chicago Neighborhoods
Kiser Group is pleased to announce the successful closing of two significant multifamily transactions in Chicago, collectively totaling $31.5 million. Both transactions, of TLC Management properties, highlight Kiser Group’s expertise in marketing and closing high-demand assets across the city’s most desirable neighborhoods.
The first transaction, brokered by Lee Kiser, Aaron Sklar, and Noah Birk, involved a portfolio of three premier multifamily properties in Hyde Park: Campus Court Apartments (58 units), The Victorian (64 units), and Woodlawn House (85 units), totaling 207 units. Marketed in early July, the portfolio went under contract approximately 30 days later following a series of tours and strong interest from multiple parties. At closing, the portfolio maintained an occupancy rate exceeding 95%.

The second transaction, brokered by Lee Kiser, Andy Friedman, and Jake Parker, was the sale of The Annabelle, a large multifamily building in Lakeview with 93.6% occupancy. Brought to market with price subject to offer, The Annabelle closed for $7.8 million. The Kiser Group team negotiated a contract with a portion of earnest money non-refundable at signing, seven days of due diligence, and a close on October 20, 2025, 45 days after contract execution. The Annabelle’s prime location—one block from the Lakefront and walking distance to Wrigley Field—made it a rare value-add opportunity in a neighborhood that sees fewer than two similar buildings trade per year.
