Kiser Group Brokers $3.88 Million Sale of Mixed-Use Property in Wicker Park

Kiser Group Senior Director Jake Parker, Partner Andy Friedman, and Advisor Viktor Radzieta facilitated the sale of an 11-unit mixed-use property located at 1756 W. North Avenue in Chicago’s Wicker Park neighborhood for $3,880,000.

The property consists of three commercial spaces and eight residential apartments. Gut-renovated in 2020, the building has been meticulously maintained and features updated plumbing, electrical, roof, windows, and interiors. The residential units offer high-end finishes and individual mechanical systems, and the property was fully occupied at the time of sale.

Located just a short walk from Wicker Park’s Milwaukee and Damen corridor, the property provides tenants with convenient access to some of the neighborhood’s most popular restaurants, retail, entertainment, and public transportation. The combination of its location, recent renovation, and stabilized occupancy generated significant investor interest resulting in more than 30 tours and multiple offers.

“The market responded exactly as we expected for a turnkey asset of this quality in Wicker Park,” said Jake Parker, Senior Director at Kiser Group. “Despite mixed-use properties typically attracting a more specialized buyer pool, this offering received more than 30 tours. The buyer ultimately closed all cash in less than 30 days, showing the continued demand for well-located, stabilized investment opportunities.”

The buyer was seeking a fully occupied property with strong long-term appreciation potential in one of Chicago’s most desirable neighborhoods. The property’s recent renovation and high-quality finishes positioned it as a low-maintenance investment with immediate in-place cash flow.

“Chicago’s North Side continues to benefit from strong rental fundamentals driven by limited new supply and sustained demand,” said Andy Friedman, Partner at Kiser Group. “Properties with high-end finishes and individual mechanical systems continue to command premium rents, and investor demand for stabilized assets in neighborhoods like Wicker Park remains very strong.”
