Kiser Group Partner Mark Myers Facilitates $76M Sale of Sarah Neuman Skilled Nursing Facility in Mamaroneck, NY
Kiser Group is pleased to announce that Partner Mark Myers successfully facilitated the sale of the Sarah Neuman Skilled Nursing Facility (SNF) in Mamaroneck, New York, for $76 million. The 250-bed facility was acquired after a complex, multi-buyer negotiation process in a challenging financing environment.
The property was initially under contract for $84 million; however, rising interest rates caused the first buyer to withdraw. A second buyer also faced financing challenges and lowered their offer to $72 million. Myers and the Kiser Group team successfully negotiated the transaction with a third buyer, securing a final sale price of $76 million.
“This transaction demonstrates the complexity and persistence often required in healthcare real estate, particularly for nonprofit sellers navigating regulatory approvals and market challenges,” said Mark Myers, Partner at Kiser Group. “We were able to identify motivated buyers and achieve a favorable outcome for our client despite significant market and financing hurdles.”
The sale continues a long-standing relationship between Myers and the Seller, a religious nonprofit organization. Myers previously facilitated the 2016 sale of the Seller’s 744-bed SNF in The Bronx for $110 million and, earlier this year, the sale of a 300-unit Independent Living Facility on the same Bronx campus for $40.5 million.
Throughout the transaction, the Seller navigated stringent regulatory approvals from the New York Attorney General and State authorities, who seek to limit the transfer of nonprofit healthcare properties to for-profit ownership. Myers also arranged interim financing support, including a $5 million loan from the ILF buyer, to ensure continuity during the approval process.
“This sale reflects our ability to navigate complex negotiations, secure strong buyers, and maximize value for our clients in a challenging market,” added Myers.
