Is it Time to Sell?

Many clients come to Kiser Group with an immediate need to sell a property.  Some have not yet made the decision to sell, however, and seek our guidance.  In both instances, the first and most critical step is for Kiser Group to value the property. Only with an accurate valuation under current market conditions can a client determine whether to sell now, sell and exchange into another property, refinance, renovate or just hold. 

The First Step - Valuation

Kiser Group gives its clients real numbers. Although we aggressively seek and achieve the highest market price for our clients' properties, we will not inflate a value just to get a listing. That would be a waste of our clients' time and ours.

We have looked at thousands of Chicago apartment properties for clients and know them like no one else. Not only do we understand the sticks and bricks, but we understand the numbers - how a building operates, cash flow, financing and return, and whether a building can command a higher price as a conversion candidate, as a redevelopment piece or as a part of a portfolio. Kiser Group's analysis is detailed and comprehensive, with a close examination of expenses, potential revenue growth, conversion costs down to trim and drywall and an analysis of the current market forces.

Once Kiser Group has completed its analysis of a client's property, we discuss it with the client, give the client our advice based on their goals and put the ball in their court. It is the client's ultimate decision whether to sell or not. Kiser Group is prepared and ready to work for our clients when the time comes.
 

The Second Step - Marketing

Once a client decides to sell an asset, Kiser Group sets a marketing strategy to meet our client's goals. Sometimes that means very little exposure of a property and a quiet marketing process. Most times that means employing an approach to reach the largest number of interested and qualified buyers. The point is to create competition for the property and draw out the right buyer at the right price under the right conditions.

In either case, Kiser Group is proactive in selling our clients' apartment properties. Because we work as a team, every Kiser Group agent is working for each client to get the job done. We work together to scour the market until we find the right buyer for each property.

Step Three - Negotiating Offers

The goal of Kiser Group's valuation process and marketing strategy is to obtain the strongest offers with the highest prices from buyers who will close the property. Kiser Group achieves this goal by generating competition for a property, qualifying the buyers who have interest in the asset and expertly negotiating the terms of the contract.

The ultimate decision of whether to accept an offer, however, is the client's. Every client has different parameters that are important to him or her. Kiser Group understands that and works closely with each unique client to meet his or her specific goals.
 

Our Fourth Step - Closing the Property

Kiser Group's work does not end until the property is closed. Although analyzing a property accurately, promoting the real estate and procuring offers from qualified buyers requires expertise and great effort, some of the hardest work occurs during the escrow process -- after the contract for sale of the property is signed.

From that time until closing, Kiser Group works with attorneys, lenders, appraisers, environmental examiners and all other third parties to make sure that deadlines are met, escrow monies are paid and conditions are removed. Our goal is to achieve an expedient and clean closing. We make sure the deal stays on track, that issues get resolved and the deal gets done.
